A home in downtown 34236 or Southside Village 34239 prices differently than a barrier island house on Siesta Key 34242, and both differ from newer construction out in Palmer Ranch 34238 or the Lakewood Ranch edge in 34240. Carriers read those ZIP codes, the distance to open water, and the year the roof went on before they quote a dollar.

The barrier islands carry the heaviest exposure. Siesta Key, Longboat Key, and Bird Key sit in VE and AE flood zones with the highest wind rating in the county. Homes there need a real flood limit, not just a wind policy, and they usually land in the surplus lines market. On the mainland, the problem is different: neighborhoods like Gulf Gate and the areas east of the Tamiami Trail flood from rainfall, not surge. That is why the framing matters. How do hurricane and named storm deductibles work on a Sarasota policy?
