The Manatee River and Tampa Bay are the two things that actually flood Palmetto. Hurricane Helene pushed storm surge of five and a half to seven feet through parts of Manatee County in September 2024, and first responders evacuated homes in Palmetto along with Anna Maria Island as water came up the river. Hurricane Milton followed weeks later with more wind and rain. Snead Island and Riviera Dunes sit right on that surge path, and heavy rainfall alone can flood low-lying yards well away from the water. None of that is a surprise event. It is how this stretch of the Gulf Coast behaves.
All of Florida is a flood zone. Some are hazardous, some are not, but there is no such thing as a Palmetto property that cannot flood.
