Each one prices differently because the flood and wind exposure is different block to block.

Venice Island took storm surge on its northern tip and the middle Gulf beach stretch during Hurricane Helene and Milton in 2024, while most residential blocks sat higher and stayed dry. Inland areas near North Venice and South Venice don't see surge, but they flood from rainfall runoff same as anywhere else in Sarasota County. Flat land and heavy rain don't care whether you're near the water.
