Carriers write BOPs for small and mid-sized businesses in classes they consider predictable: offices, many retail stores, service businesses, some restaurants. Each carrier sets its own limits on class, square footage, building value and revenue. Outgrow those limits, or operate in a class the carrier does not want, and the account moves to a monoline or package commercial policy.
A BOP does not include workers compensation, commercial auto, professional liability or flood. Flood is excluded from standard commercial property forms, so a Florida business needs a separate flood policy for building and contents. Cyber and employment practices are sometimes offered as endorsements with low sublimits. Check the sublimit before you rely on it.
On a Florida BOP the hurricane or named storm deductible is usually a percentage of the insured value, not the flat deductible that applies to other losses. Some carriers exclude wind on coastal locations, which pushes wind to Citizens or a separate wind policy. Read the wind deductible on the declarations page before storm season.
If you own the building you operate from, a BOP can include it. If you own a multi-tenant building or a retail plaza and lease space to others, the policy has to answer to your tenants' leases and your lender, and it needs loss of rents sized to your rent roll. Larger buildings of that kind are usually written as lessor's risk on a commercial property policy instead.
