Insurance Agent · Clearwater, Florida

Insurance agent in Clearwater, Florida.

Clearwater is a barrier island town wrapped around a working mainland, and that split matters for insurance. Clearwater Beach, Sand Key, and Island Estates sit on the Gulf with real storm surge exposure. Countryside, Morningside, and the neighborhoods off US-19 sit inland, and Milton proved in October 2024 that inland does not mean dry when a drainage system gets overwhelmed. I've placed homeowners, condo, flood, and commercial coverage across every ZIP in this city for years, and carriers price the beach and the inland side very differently. You need someone who knows which is which. Call 941-952-7991 and we will shop the full Florida market for you.

Coverage for Clearwater homes and families.

Homeowners
Clearwater Homeowners →

Roof age, wind mitigation, and named storm exposure drive every Clearwater home quote. We shop 30-plus admitted carriers plus surplus lines to place yours.

Flood
Clearwater Flood →

All of Clearwater is a flood zone. We write Wright Flood and NFIP for primary coverage and use private flood only for excess limits above the NFIP cap.

Auto
Auto →

Florida is a no-fault state with its own PIP rules. We write auto through Progressive and other carriers and bundle it with your Clearwater home to cut cost.

Condo / Renters
Condo / Renters →

Clearwater Beach, Sand Key, and Island Estates condos each carry different wind, flood, and association master policy gaps. We check your HOA declarations page and fill the gap with an HO-6 that actually protects your unit and contents.

Boat / Watercraft
Boat / Watercraft →

Whether you dock on Clearwater Harbor, run out the pass to the Gulf, or keep a boat on Old Tampa Bay, we write hull, liability, and towing coverage sized to actual local water conditions, not a generic policy.

Golf Cart
Golf Cart →

Golf carts are everywhere on Clearwater Beach, Sand Key, and Island Estates, and most owners assume their auto policy covers one. It usually does not. We write proper golf cart liability and physical damage coverage instead.

Umbrella
Umbrella →

A personal umbrella stacks liability over your home, auto, and boat. Worth it for Clearwater waterfront owners and anyone with assets to protect.

Motorcycle
Motorcycle →

Year-round riding weather on the Gulf Coast. We write bike coverage with the liability and physical damage limits Florida roads call for.

RV / Motorhome
RV / Motorhome →

From Class A motorhomes to travel trailers, we write RV coverage for Clearwater owners on the road and in storage during storm season.

Coverage for Clearwater businesses and property.

Our Specialty
Strip Centers & Retail Plazas →

Dennis managed shopping centers before he sold insurance, and Clearwater's retail corridors along US-19 and Gulf-to-Bay Boulevard are full of them. We write property, general liability, and named storm deductibles for strip centers and retail plazas the way an owner would want them built, not the way a call center sells them.

Commercial Property
Commercial Property →

Office, retail, and mixed-use buildings across Clearwater. We handle coastal wind, roof age, and the surplus lines market that most of downtown now requires.

Commercial Flood
Commercial Flood →

Commercial buildings along US-19 and Gulf-to-Bay Boulevard flood from rainfall, not just surge, as Milton proved in 2024. We write NFIP and excess flood for retail, office, and warehouse space across Clearwater.

General Liability
General Liability →

Slip-and-fall, tenant, and operations exposure for Clearwater shops, contractors, and service businesses. We write the GL limits your leases and clients require.

Workers Comp
Workers Comp →

Florida requires workers comp for most employers, with construction rules tighter than most. We place Clearwater comp and keep your class codes honest.

BOP
Business Owners Policy →

A BOP bundles property and liability for Clearwater small businesses at a better rate than buying each line alone. We check whether one fits before quoting monoline.

HOA / Habitational
HOA / Habitational →

Condo associations and apartment owners across Clearwater and the surrounding area. We write master property, liability, and D&O for boards navigating the Florida market.

What insurance in Clearwater actually looks like.

Clearwater covers a lot of ground for one city. Downtown around Cleveland Street and the 33755 and 33756 ZIPs sits on the mainland side of Clearwater Harbor. Cross the Memorial Causeway and you hit Clearwater Beach and Sand Key in 33767, then Island Estates sitting in the middle of the harbor itself. Inland, Countryside in 33759 and 33761 and Morningside Estates further east are a different insurance market entirely, further from surge but not immune to water.

Helene came through in September 2024 and pushed storm surge into Clearwater Beach, Sand Key, and Island Estates, flooding the Clearwater Marine Aquarium with several feet of water. Two weeks later Milton hit and did the opposite kind of damage: rainfall overwhelmed drainage on the inland side, and a low-lying Clearwater apartment complex took on more than six feet of water nowhere near the coast. Both storms taught the same lesson. In this city, surge and rainfall are two separate risks, and you need coverage for both.

For primary flood coverage, we lead with NFIP through Wright Flood, not a private carrier. NFIP is federally backed and it does not non-renew you after a claim, which matters after a year like 2024. Private flood has its place, but we use it as excess capacity on top of an NFIP policy when a Clearwater Beach or Sand Key home needs limits above what NFIP caps out at. We do not sell private flood as your only flood coverage.

Dennis ran shopping centers on the Gulf Coast before he got into insurance, so he looks at a strip center on US-19 or Gulf-to-Bay Boulevard the way an owner does, not the way an underwriter reading a spreadsheet does. Named storm deductibles on Clearwater commercial property typically run 2 to 5 percent of the building's insured value, which is real money in a hurricane, and we make sure retail plaza owners understand that number before a storm, not after one.

Clearwater is not one insurance market, it's four or five stacked on top of each other depending on which side of the causeway you're on. We work all of them, for homeowners, condo owners, boat owners, and business owners alike. Call 941-952-7991.

Questions we get from Clearwater.

Do I need flood insurance in Clearwater if my home is not on the water?

Yes. Countryside, Morningside Estates, and other inland Clearwater neighborhoods are not on the Gulf or the harbor, but Hurricane Milton proved in October 2024 that inland Clearwater floods too, when rainfall overwhelmed local drainage and put more than six feet of water into a low-lying apartment complex nowhere near the coast. All of Florida is a flood zone, hazardous or not. We write NFIP flood policies through Wright Flood for inland homes at a fraction of what people assume it costs.

What does it cost to insure a home on Clearwater Beach or Sand Key?

It depends on elevation, construction, and how close you are to the water, but Clearwater Beach and Sand Key homes carry higher wind and flood premiums than inland Clearwater because of direct Gulf exposure. We shop your risk across 30-plus carriers for wind and property coverage, write NFIP through Wright Flood as your primary flood policy, and add private excess flood only if you need limits above NFIP's cap. Call 941-952-7991 and we'll get you real numbers, not a guess.

Do you write strip center and retail plaza insurance in Clearwater?

Yes. Clearwater's retail corridors along US-19 and Gulf-to-Bay Boulevard are full of strip centers and retail plazas, and Dennis managed shopping centers before he sold insurance, so he understands common area liability, anchor tenant leases, and named storm deductibles from the owner's side of the table. We write property and general liability for retail plaza owners across Clearwater. Visit our strip-centers.html page for the full breakdown of how we build these policies.

How do hurricane and named storm deductibles work on a Clearwater policy?

Most Clearwater homeowners and commercial policies carry a separate named storm or hurricane deductible, usually 2 to 5 percent of your dwelling or building's insured value, not your regular deductible. On a 500,000 dollar home that is 10,000 to 25,000 dollars out of pocket before coverage kicks in. Helene and Milton both triggered these deductibles across Pinellas County in 2024, and a lot of homeowners were surprised by the number. We walk you through your actual deductible in dollars before you sign anything.

Can you get me out of Citizens Property Insurance?

Often, yes. If a private carrier will write your Clearwater home or condo at a comparable rate, Citizens' own rules require you to leave once that offer is within 20 percent of your current Citizens premium. Send us your declarations page and we'll shop it against our lineup of 30-plus carriers to see what you qualify for. A lot of Clearwater Beach and Sand Key properties that got stuck on Citizens after 2022 now have private options again.

Do you insure golf carts in Clearwater communities?

Yes. Golf carts are part of daily life on Clearwater Beach, Sand Key, and Island Estates, and most people don't realize their auto policy doesn't cover one. We write standalone golf cart liability and physical damage coverage so you're covered if you hit something, or someone hits you, on your way to dinner on Mandalay. See our golf-cart.html page for coverage details.
