Out-of-state buyers. Florida insurance before closing

Buying Florida property from out of state,
and getting it insured before the closing date.

Buying Florida property from out of state means your insurance has to be placed by someone who writes Florida, before closing, on terms the lender will accept. Most carriers that insure a house in Massachusetts, Illinois, Iowa or Wisconsin will not write a Florida home, and most Florida carriers will not write the house up north. Hendrickson Insurance in Sarasota writes both personal and commercial property for buyers coming from everywhere, and Dennis Hendrickson reads every application himself. This page is the buyer's checklist; the full programs are high net worth insurance in Florida and commercial building insurance in Florida.

The short version. Send the contract, the listing and the inspection reports as soon as you have them. The lender needs an insurance binder before closing; the carrier needs the roof year, the wind mitigation and four-point inspections, the flood zone and the rebuild value to issue one. A roof under 15 years old cannot be refused solely for age under section 627.7011(5) of the Florida Statutes; an older roof needs an inspection showing five years of useful life. The named storm deductible is a percentage of the insured value, not a flat dollar figure, and the lender may cap it. Flood is a separate policy everywhere in Florida, and NFIP coverage bought for a loan closing has no waiting period. Citizens is the state's last resort, not a plan. Start here.

The order of operations from contract to binder.

Week one: send the file. Contract, listing, square footage, year built, roof year and type, the seller's declarations page if the agent can get it, and the inspection reports as they come in. A Florida home inspection should include a wind mitigation inspection (roof attachment, roof-to-wall connection, opening protection) and a four-point inspection (roof, electrical, plumbing, HVAC) on an older house; both drive the premium and the carrier's willingness to write. The roof decides the market. Section 627.7011(5) stops an insurer from refusing a homeowner's policy solely because of roof age when the roof is less than 15 years old, or older with an inspection showing at least five years of useful life. It does not make a 2006 roof price like a 2022 one. A buyer who negotiates a roof credit before closing usually saves more on five years of premium than the credit. Wind and flood are two policies. The homeowners policy carries a named storm deductible, usually 2 to 5 percent of the insured value; on an $800,000 house, 5 percent is $40,000 before the policy pays, and some lenders will not accept it. Flood is excluded from every homeowners form in Florida. The NFIP writes a residential building to $250,000 and contents to $100,000, with the 30-day waiting period waived when the policy is bought in connection with a loan closing; excess flood sits above that on a higher-value home. Helene in September 2024 put 5 to 7 feet of surge above ground on the Tampa Bay shoreline from a storm that made landfall a hundred miles north; every dollar of that was flood. Citizens is the floor. Citizens Property Insurance Corporation is the state-created last resort under section 627.351(6). On August 31, 2026 it carried 5,603 personal residential multiperil policies in Hillsborough County and 51,523 in Miami-Dade, and a Citizens policy comes with its own eligibility rules and surcharges. A buyer who can be placed with a private carrier should be.

An out-of-state owner buying a Florida building, plaza or warehouse.

The same order applies, with the lender's insurance requirements page added to the file: building at replacement cost with the lender as mortgagee, loss of rents, a named storm deductible the lender accepts, flood whenever any part of the building sits in a special flood hazard area, and 30 days notice of cancellation. Commercial nonresidential coverage from Citizens requires that no authorized insurer will make any offer at all, so the private market and the surplus lines market are shopped first; surplus lines placements carry Florida's 4.94 percent premium tax on top. An owner with centers in several states can keep the Florida building on the same schedule; see shopping center owners with properties in several states and the Florida commercial building hub.

Why the agent should be in Florida, and why one agent should hold both sides.

Hendrickson Insurance writes Florida property for buyers from every state. The Florida side is the hard side: a carrier's Florida appetite changes by county and by roof year, and the agent who reads Citizens' county numbers and the storm reports every month is the one who knows which carrier will take the house this quarter. Dennis Hendrickson managed shopping centers before he sold insurance and writes both the household and the commercial schedule for owners who bring both.

Buying Florida property from out of state, answered plainly.

Can my current insurance company write my new Florida home?

Usually not. Most carriers that write a primary home in the Northeast or Midwest do not write Florida, and most Florida carriers do not write the house up north. The private-client carriers (Chubb, PURE, Vault, Private Client Select, Berkley One) are the main exception for a qualifying household, and can sometimes write both homes on one account.

How early should I start the insurance before a Florida closing?

The day the contract is signed. The carrier needs the roof year, the wind mitigation and four-point inspections, the flood zone and the rebuild value to issue a binder, and the lender needs the binder before closing. Three weeks is comfortable; one week is possible with a complete file.

Is there a waiting period for flood insurance at closing?

The NFIP's standard 30-day waiting period is waived when the policy is purchased in connection with a loan closing. Excess flood above the NFIP limits is placed at the same time.

What is a named storm deductible and will my lender accept it?

A percentage of the insured value, commonly 2 to 5 percent, that applies per named storm before the policy pays. Many lenders cap the percentage or require a dollar figure; the requirements page in the loan documents says which, and the quote is built to it.

Do you write buyers from any state?

Yes. Hendrickson Insurance writes Florida property for buyers from every state, personal and commercial, and the Florida end is where the work is.
