Multi-state owners. Shopping centers in Florida and beyond

Shopping centers in several states,
on one schedule with one agent who has run them.

An owner with a plaza in Florida and centers in Iowa, Wisconsin, North Carolina or anywhere else does not need a different agent in each state. The schedule can be written as one program: one property schedule with every building, address and value on it, one general liability policy, one umbrella over the lot, one renewal date and one set of loss runs. Hendrickson Insurance in Sarasota writes it from the Florida end, which is the hard end, because Florida wind and flood are what most multi-state programs get wrong. Dennis Hendrickson managed shopping centers before he sold insurance. The plaza-level detail is in strip mall and shopping center insurance in Florida.

How it works. Every building goes on one statement of values: address, construction, year built, roof year, square footage, occupancy, rent roll and insured value. The property policy is written on the schedule, often with a blanket limit across locations, with the Florida locations carrying a named storm deductible as a percentage of their value and the inland locations carrying wind and hail terms of their own. General liability is one policy with every location listed; the umbrella sits over it. Loss runs come from every prior carrier for five years. The application is here.

What a multi-state program gets wrong about Florida, and how the schedule fixes it.

Wind. On a Florida plaza the named storm deductible is a percentage of the building's value, commonly 2 to 5 percent, applied per building per storm. A program priced from a Midwest desk often carries a flat wind and hail deductible that no Florida carrier will write on a coastal center, and the Florida location ends up on its own policy anyway. Putting the Florida buildings on the schedule with their own deductible terms keeps one program and prices the risk where it sits. Flood. The property form excludes rising water and storm surge. The NFIP writes a non-residential building to $500,000 and contents to $500,000; a plaza worth more needs excess flood above that, stacked over NFIP. All of Florida is a flood zone, hazardous or not; Helene put 5 to 7 feet of surge on the Tampa Bay shoreline in September 2024 from a storm that made landfall a hundred miles away. Citizens and surplus lines. Citizens writes commercial nonresidential coverage only for a building no authorized insurer will offer at all, and its 20 percent premium rule does not apply to commercial risks. A coastal plaza with an older roof or a restaurant tenant often lands in the surplus lines market through a wholesaler, which carries Florida's 4.94 percent surplus lines premium tax and no guaranty fund. The proposal shows the taxes and fees as their own lines. Inland locations. Iowa and Wisconsin centers carry hail, freeze and snow load as their main property perils and are written in the admitted market as a rule. They sit on the same schedule, with their own deductibles, and the loss runs from each state travel with the account.

Shopping centers in several states, answered plainly.

Can one agent insure shopping centers in Florida and other states?

Yes. The buildings go on one property schedule with one general liability policy and one umbrella over it, written from the Florida end by an agent who has managed shopping centers.

Why write a multi-state portfolio from Florida?

Because Florida is the location most programs get wrong. The named storm deductible, the flood placement and the Citizens and surplus lines rules are specific to Florida, and an agent who prices Gulf Coast and Atlantic wind every day keeps the Florida building on the program instead of splitting it off.

Is a blanket limit better than scheduled limits?

A blanket limit across locations lets a loss at one center draw on the total; most carriers price it with a margin clause or an agreed-value condition. Whether it beats scheduled limits depends on the spread of values and the carrier; the proposal shows both when both are available.

What about my current carrier up north?

If it writes the inland centers well, it can keep them, and the Florida building goes on its own policy with the same renewal date. More often the whole schedule is quoted together, and the owner sees one number against the sum of the parts.

How long does a portfolio quote take?

With a complete statement of values, rent rolls and loss runs, indications in a week and bindable terms inside three. Start 60 to 90 days before the first renewal.
