Contractor insurance in Florida starts with the general liability policy the state license requires and the workers' compensation policy the state requires at the first employee, then adds the commercial auto, tools and umbrella the general contractor's certificate will ask for. Hendrickson Insurance in Sarasota writes it for general, building and residential contractors and the trades under them, from Port Charlotte and North Port to Tampa and Orlando. The three numbers that decide a contractor's program are in the next paragraph. The coverage itself is explained on commercial general liability insurance in Florida and workers' compensation in Florida.
Contractor insurance in Florida, in one paragraph. Section 489.115(5) of the Florida Statutes makes proof of public liability and property damage insurance a condition of the contractor's license, and rule 61G4-15.003 sets the minimums: $300,000 public liability and $50,000 property damage for general, building and residential contractors, $100,000 and $25,000 for every other category. Section 440.02 puts a construction business into workers' compensation at one employee, where a non-construction business reaches it at four. And the certificate a general contractor or a property manager asks for will want more than the minimums: $1,000,000 per occurrence and $2,000,000 aggregate on the general liability, additional insured and primary wording, waiver of subrogation on the comp, and auto at $1,000,000 combined. A contractor who carries only the license minimum is licensed and uninsurable for the jobs that pay. The application is here; Dennis reads it himself.
| Coverage | Typical limits | What it is for |
|---|---|---|
| General liability | $1M per occurrence, $2M aggregate | Bodily injury and property damage to others, products and completed operations. The license minimum is $300,000/$50,000 (GC, building, residential) or $100,000/$25,000 (other categories); certificates ask for $1M/$2M. |
| Workers' compensation | Statutory, employer's liability $500k or $1M | Required at one employee in construction under section 440.02. The certificate holder wants waiver of subrogation. |
| Commercial auto | $1M combined single limit | Trucks, vans and trailers; hired and non-owned auto for the crew's own vehicles on the job. |
| Tools and equipment (inland marine) | Scheduled or blanket | Tools in the truck, on the site and in the yard. The GL policy does not cover your own property. |
| Umbrella | $1M to $5M | Over GL, auto and employer's liability when a contract or a job size demands it. |
| Builder's risk / installation | Per project | The structure or the installed materials while the job is open. |

Get a contractor quote →Contractor searches reach this office from Port Charlotte, North Port, Sarasota, Bradenton, Tampa and Orlando, and the rebuilding after the 2022 to 2024 storm seasons put more trades on Charlotte and Sarasota County job sites than at any time in a decade. Admitted carriers write the standard trades with clean records; roofing, demolition, anything at heights and anything with a loss goes to the surplus lines market through a wholesaler, which adds Florida's 4.94 percent surplus lines premium tax and a service office fee, shown as separate lines on the proposal. A new contractor with no prior coverage is placed the same way, and the first renewal with a clean year is where the premium drops. See insurance in Port Charlotte, North Port and Sarasota.
What Hendrickson Insurance writes, and what it does not. A contractor moving the whole program, GL plus comp plus auto plus tools, with more than one line, is the account this office is built for. A contractor who needs one certificate for one job that starts next week, usually workers' comp with a start date already passed, shops that request to several agents and drops the policy when the job ends; the quote page says so and declines it politely.Send it through the contractor application or email the declarations to dennis@hendricksonins.com. Dennis Hendrickson reads every submission himself and responds the same business day in most cases.
Rule 61G4-15.003 sets the license minimum: $300,000 public liability and $50,000 property damage for general, building and residential contractors, and $100,000 and $25,000 for every other category, under section 489.115(5). Most general contractors and property managers require $1,000,000 per occurrence and $2,000,000 aggregate on their certificates, so that is what is quoted.
Yes. Section 440.02 brings a construction industry employer into workers' compensation at one or more employees, where a non-construction employer reaches it at four. An exemption for an officer of a corporation or member of an LLC is a separate filing, and it does not cover the crew.
It is rated on class code, receipts and payroll, then moved by the trade, work at heights, subcontracting, years in business and five years of losses. A painting contractor with $400,000 in receipts and a service plumber are different markets from a roofer or a new-construction GC. The only real number is a quote from the application.
Yes. Hendrickson Insurance writes contractors across Charlotte, Sarasota, Manatee, Hillsborough and Orange counties and statewide. The submission goes to the admitted carriers for standard trades and to the wholesale market for roofing, heights and anything with a loss; the proposal shows the taxes and fees as their own lines.
Additional insured puts the GC on your policy for claims arising out of your work. Primary and non-contributory means your policy pays first and does not ask the GC's policy to share. Both are endorsements on the GL policy; the waiver of subrogation the certificate also asks for goes on the workers' comp policy.
